We are seeking a Maintenance Worker / Project Manager for a commercial building in Lakewood, OH.
We seek a handyman who enjoys working with his hands and managing repairs, maintenance, and construction projects.
Requirements:
- 3-5 years of experience as a maintenance worker.
- knowledge of plumbing & HVAC systems would be helpful.
- experience working for another contractor company would be helpful.
- has a driver's license.
Responsibilities:
● Inspect and maintain HVAC systems (e.g., filter replacement, thermostat checks).
● Perform routine plumbing maintenance (e.g., fix leaks, unclog drains, maintain water heaters).
● Conduct electrical system maintenance (e.g., replace light bulbs, check outlets, troubleshoot wiring issues).
● Inspect and maintain building exterior (e.g., clean gutters, repair siding, fix roofing issues).
● Perform landscaping duties (e.g., lawn mowing, trimming shrubs, snow removal).
● Address tenant-reported issues (e.g., broken fixtures, malfunctioning appliances).
● Repair damaged walls, ceilings, and flooring.
● Fix door locks, hinges, and handles.
● Respond to emergencies such as flooding, electrical outages, or HVAC breakdowns.
● Inspect fire alarms, smoke detectors, and fire suppression systems.
● Test emergency lighting and exit signs.
● Check elevator systems (if applicable) and liaise with certified technicians as needed.
● Monitor security systems and cameras to ensure proper functionality.
● Assist tenants with move-ins and move-outs (e.g., unlocking spaces, helping with setup).
● Coordinate with tenants for repair scheduling.
● Address tenant concerns promptly and professionally.
● Keep common areas clean and tidy (e.g., lobbies, hallways, restrooms).
● Remove debris and trash from the property.
● Maintain parking lots and walkways (e.g., patching potholes, painting lines).
● Supervise and coordinate with contractors for specialized work (e.g., HVAC repairs, pest control).

● Provide access to vendors and ensure work is completed to standard.
Other duties:
● Handle day-to-day repairs and maintenance tickets.
● Coordinate potential projects renovation & construction projects.
● Help operate the boiler for the building.
● Help the team when needed.
